What do you get?
- 
A thorough visual inspection of accessible parts of the property, inside and outside including garages and
any permanent outbuildings (not sheds/greenhouses)
 - 
Concentrates mainly on urgent and significant matters that may affect the value of the property and will highlight the need for further investigation.
 - 
Covers major issues such as structural movement, subsidence, dampness and rot.
 - 
Lifting of drain covers where accessible and possible. (Please note: drains relating to flats and maisonettes are not inspected.
 - 
Inspection of any roof spaces where accessible and possible. (Please note: roof space in flats/maisonettes only inspected if access is in subject property).
 - 
Visual inspection of services (such as the electrical and heating installations etc.) but not tested.
 - 
An easy to read report using the RICS condition rating system (1, 2 & 3) to rate urgency of any repairs
 - 
Advice on any matters to be checked by your legal advisor such as guarantees or consents for any alterations or extensions
 - 
Advice about any hazards or risks to the property or people
 - 
The report contains a Buildings Insurance Reinstatement Valuation
 - 
Optional extra: A Market Valuation indicating our opinion of the property’s current value given its present condition, can be included on request at an additional cost.
 - 
Repair cost estimates are not included with this survey.
